Well that was fast. With a record-breaking short timeframe of pre-marketing their new 67-story development in Miami Worldcenter, Naftali Group has gone to contract and broken ground on JEM Private Residences.

The building will top off at 67 stories, 700 feet over Downtown Miami and offer 789 total units. Of those, 259 condominium units will be located on the upper levels and 530 rental apartments will make up the lower floors. On the street level, the development will have commercial space and 591 parking spaces.

It is commonplace for projects of this magnitude to begin pre-marketing and steadily release renderings with staggered price increases for a year or more before touching the actual dirt, but JEM Private Residences is doing it differently.

At JEM Miami Worldcenter, the reservation phase was completed in just a few weeks, with contracts being delivered on March 13. The sales have been so swift they have been able to maneuver the permitting process and head straight to the construction phase in just 5 months!

Now that the dirt is moving, the project will undergo a more typical timeline. Naftali Group is known for keeping to strict timelines and quality standards, ensuring the quality of every investment they build. Construction is scheduled to continue into 2027.

JEM Private Residence’s Location

The project is being constructed at 1016 NE 2nd Avenue in Downtown Miami, making it not just part of the expansive Miami Worldcenter Project, it is also a stone’s throw to both Maurice A. Ferre Park as well as the brand new Underdeck Project being built under the I395 overpass that links Downtown Miami to Miami Beach.
