It is undeniable that Miami as a whole has evolved over the last decade, and Miami Worldcenter is perhaps the most changed. What was once a vast collection of warehouses and surface parking lots is now a burgeoning Las Vegas-style hub of entertainment, shopping and walkability surrounded by the beautiful views that always come to mind when discussing Miami.

This evolution is what initially drew developer Miki Naftali to the area of Miami Worldcenter, bringing us the 700-foot JEM Private Residences at 1016 NE 2nd Avenue. Naftali fell in love with the walkability of the area, which ranks with a near-perfect 92 walk score and a transit score of 100.

“What we love about the Miami World Center is that this is one of the only two neighborhoods in Miami and in South Florida that are walkable,” Naftali told The Real Deal when the project launched.

The Design of JEM Private Residences

Designed with the ocean landscape and luxurious lifestyle of Miami in mind, Naftali Group partnered with Arquitectonica to design their new luxury tower. The chic and timeless design embraces wave-like architecture and wraparound terraces lend to seamless indoor/outdoor living that is so sought after in this market.

Inside the development, New York’s Rockwell Group adds hardwood accents and lush greenery to convey a warm and inviting atmosphere. The goal is to offer a serene oasis where residents can relax within the vibrant urban setting.

When completed, the tower will reach 67 stories into the skyline and is broken into two sections. Floors 10 through 42 will offer 530 multifamily rental apartments and levels 43 to 67 will feature the 259 exclusive condo units. The top floor will be reserved for the building’s penthouses. Some of these will also feature private pools.

There will be two separate entrances. The rental portion of the tower and the condo portion will each have their own entrance, lobby and amenities. Rental amenities are slated to be offered on the 9th floor with the 50th floor reserved for the condo amenities.

Amenities And Services

JEM’s 50th-floor amenity suite offers hotel-like services that leave no want or desire left unattended. There are indoor and outdoor spaces for a host of activities.

The indoor Sky Lounge offers a fireplace and cozy seating area, or you could opt for a relaxing alfresco lounge area. Whether relaxing or exercising, the nearby 60-foot outdoor pool is surrounded by cabanas and floating daybeds highlighted by a signature sculpture.

The wellness center and spa also leaves no desire unaddressed. Naturally there are extensive offerings for fitness and spa services, and even more is added. The Pink Himalaya Salt Room is sure to de-stress your aura. It will also clean your lungs of toxins, promote better breathing, healthier skin, good sleep and an overall improvement of physical wellness.

For the fitness-minded, owners will find indoor and outdoor offerings. These include strength training with a boxing session behind the backdrop of the beautiful skyline. For those who prefer yoga and meditation, the yoga patio offers a tranquil mist garden.

Inside The Residences

When returning home, residents will be welcomed by a perfect blend of functionality, style, and luxury. Bespoke millwork is ever-present in the cabinetry and interiors.

When reviewing the details of the project, I noted not only the quality of the finishes and the amount of amenities, but also the number of distinct floor plans. With just 259 residences in total including the 10 penthouses, JEM Private Residences will boast 26 different layouts.

With prices from $600,000 for studios up to $2 million+ for three bedroom residences, JEM Private Residences will truly become the jewel of Miami.

The project is expected to break ground in late 2024 with delivery in 2026.
