In a major step toward groundbreaking and commencement, Aria Development’s 2200 Brickell has received a $77 million construction loan to fund the development.
The issuance of a construction loan is a major green flag to the surety of a new project, as they are notoriously difficult to obtain. The bank will look at the number of contracts received, the amount of deposits in escrow, the project budget and the reputation of the developer and builder. In this case, Aria Development received the loan from Bank OZK that is headquartered in Little Rock Arkansas, the premiere bank to issue construction loans for large scale projects in South Florida.

The project at 2200 Brickell is a boutique luxury condominium development that, rather than reaching toward the sky, is more elongated and mid-rise. With a sprawling 1-acre rooftop terrace, the building will be laser focused on wellness, even earning WELL certification upon completion.

The one-of-a-kind wellness rooftop will feature pickleball, a resort-style pool with outdoor spa, an outdoor fitness area designed by HOMAGE Fitness from New York, a quarter-mile jogging track and a summer kitchen with multiple social areas. There will also be a children’s play area designed by Silver Hill Arts.
Indoors, the fitness center will also be designed by HOMAGE Fitness and include a complete spa, bicycle storage, an indoor children’s play area as well as work-from-home suites for those who telecommute.

Inside the residences, owners will find a garden-esque view with floor to ceiling impact class allowing muted natural light from between or just over the trees. The plans range from two- to four-bedroom layouts as well as a handful of garden villas ranging from 1,200 to 2,100 square feet.
The project is designed by Miami-based Revuelta Architecture International, who is also responsible for Epic Residences in Downtown/North Brickell, Wind on the Miami Riverfront and Coconut Grove’s Grovernor House, among others.
The 104 residences are priced from $1 million. Groundbreaking is expected before the end of 2023.
