Always a fan of cutting-edge innovation, developer Ytech is bringing the first-ever LEED-Certified and solar-powered residential high rise to the Brickell Financial District. The Residences at 1428 Brickell will rise 70 floors above the avenue and bring 189 spacious residences to the area.

To celebrate the fact that their demolition permit is nearly approved for the existing structure on the build site, Ytech has shared a new set of renderings with us, so that we can better grasp the level of detail they are putting into the project.

In a luxury preconstruction market that is undeniably crowded, each project has its own unique selling feature. We are particularly impressed with The Residences at 1428 Brickell, as they are introducing an innovative design by Arquitectonica that introduces a “Solar Backbone”. What this means is that the west elevation of the tower contains over 500 photovoltaic-integrated glass panels that allows the tower to have over 20,000 square feet of energy-producing glass that helps to power the building without sacrificing the beauty of the structure.

“One of the main misconceptions is that solar energy can’t be luxurious and exist in a high-design space,” Ytech CEO Yamal Yidios said to The Robb Report. “Our residents seek a more holistic sense of luxury, and we believe that sustainability is a responsible facet of a luxurious experience today. However, most people often associate solar energy with large and bulky solar panels. Although they are a fantastic solution for the right application, they present several problems on the vertical surface of a high-rise residential tower. Photovoltaic glass solves this problem as it presents as typical building glass would while embedding powerful technology within each pane, making it unrecognizable to the eye.”

The Arrival at The Residences at 1428 Brickell

Holding true to Yidios’ claims, the level of luxury has not been sacrificed in order to accommodate the LEED-status of the building. Each of the amenities is highly thought out and the use of the space is well-distributed. From the street, 1428 Brickell has a commanding presence, rising 70-stories and appearing as though it would be a high-density project. No further can be true. With just 189 residences, there is plenty of space for each person to enjoy the amenities in peace, but not so few residences that a nice array of amenities is cost-prohibitive. Ytech has touched a sweet spot.

Beginning with the arrival, the driveway and porte cochere are lushly landscaped so that the building appears to blend with the natural greenery of this section of Brickell Avenue. The south end of Brickell is far more quiet and residential than the area closer to the Miami River, but at 14th Street you are still located close enough to the Financial District Metromover Station that accessing Brickell City Centre and the more dense section of the neighborhood is not a headache. You can also easily travel south to enter the highway at 25th Street, in order to shorten a commute out of the neighborhood seamlessly.

The natural stone and floor-to ceiling windows all flanked by the lush greenery offer a peaceful ambiance in the city with a fully-trained and experienced welcome staff are there to greet you. There is a valet and porter service, bellman, doorman and concierge. The adjacent library lounge offers coffee, tea, champagne and light bites to the residents and guests as they await their vehicle.
