After reviewing the amenities and high design of The Residences at 1428 Brickell, which is set to begin construction in Miami’s Financial District this fall, we can see the product of over five years of market research that has been undertaken by developer Ytech. From the practicality of the energy-creating photovoltaic-integrated glass panels lining the west side of the façade to the elegant finishes and expansive amenities that allude to comfort, elegance, and convenience, it is clear that 1428 Brickell is a project to pay attention to. Even with all of these amazing features and points of interest, if the residences themselves are not carefully thought-out, the project will only be a great place to visit.

After a tour through the new $20 million sales gallery that recently opened nearby, here is why we firmly and enthusiastically believe that The Residences at 1428 Brickell is a stand-out option for year-round residents.

The Arrival/While You Are Away

Starting with the entrance to the residences, each home is accessible via private elevator. With eight total lifts in the project, each private elevator lobby has two lifts, ensuring that wait times will always be minimized. Upon entering your private elevator lobby, you will first find a climate-controlled storage. This is where the Porter may leave any packages or dry cleaning that may have arrived while you were out enjoying the day. There is also a refrigerated area for any groceries that may be delivered.

Entering the apartment, you will find any one of a number of layouts. The floor plans range from 1,800 models with two bedrooms, up to four bedroom models with dens or offices that encompass over 10,000 interior square feet. Some designs are two-story loft plans and some are all arranged on a single level, but each residence features an east-facing view of the Biscayne Bay and a private terrace that is at least 12-feet deep. This terrace depth is remarkably larger than the typical size offered in the Brickell neighborhood, no matter the price point.

Hidden Features

Inside the living space there are many outstanding features that are readily evident even to the untrained eye, and there are also remarkable features that are literally hidden in the walls. For instance, you will certainly notice the soaring ceilings that are at least 11-feet tall and the floor-to-ceiling windows that invite the natural glow of sunlight to brighten the space.

You might not notice the fact that the walls are solid concrete, which is hidden by textured oak paneling and travertine. The concrete, while hidden, serves many important purposes. For starters, there is the noise insulation. As much as you may love your neighbors, it is not always pleasant if they enjoy a different genre of music or if they are a more boisterous bunch than your living situation. The concrete insulates each residence to itself, so every owner can be as expressive as they like without bothering those surrounding them.

The concrete walls also provide additional insulation for energy use. Your air conditioner is going to have an easier time keeping your space cool during the tropical summer with concrete walls versus sheet rock. Additionally, the concrete walls are load-bearing, which negates the need for structural columns and making the design element far cleaner than what we are used to in past projects.

The Duplex Loft Layouts

In the duplex loft layouts, which comprise roughly 25% of the tower, range from just over 2,000 interior square feet to 7,000 square feet. While there are several other buildings in the neighborhood that do offer two-story residences, the layouts are typically less living-friendly than the designs at 1428 Brickell.

At 1428 Brickell, what you will find is very wide floor plans. The living rooms are not slender and long, being halfway used by the staircase to the bedroom level. These plans offer plenty of living space to position your furniture, mount your television and artwork and move freely throughout the space without feeling cramped or sacrificing space in the bedrooms to make up for the larger entertaining area.

Notes On The Kitchens

Statistically one of the most important spaces in a home, the kitchens at 1428 Brickell are of course meticulously thought-out down to the last detail. Offering convertible designs for flexible living, you have the option to leave your kitchen open for day-to-day life or intimate dinner parties with your closest friends. For more formal events, or if your menu for the evening is more aromatic than you would like in the rest of the home, you also have the option to close the glass barriers between the kitchen and dining areas.

With two convertible sinks, there is plenty of space to use one area for washing of produce and another for taking care of the dishes as you go along, or if you keep kosher, the design comes standard. The gourmet appliance package from Gaggenau is top-of-the-line and the Arclinea and Vaselli kitchen cabinetry was designed and artisanally crafted in Caldogno and Rapolano, Italy.

The Primary Suites

As we mentioned above, the expansive entertaining spaces do not come at the expense of space in the private areas of 1428 Brickell. Following the travertine marble slab floor with its bronze inlays all the way through the residence, you will be delighted at the quality of craftmanship of the peaceful and serene primary baths.

All of the residences are delivered fully finished, which includes the travertine and bronze flooring as well as thoughtfully-designed closet cabinetry that is inspired by European boutiques. The travertine surfaces with bronze inlays carry through the bath area and onto the split vanities with Antonio Citterio-designed Axor fixtures.

The showers are also enveloped in travertine, which curves through the corners of the room rather than offering a sharp, stressful corner. The free-standing sculptural bathtubs were designed and artisanally crafted in Rapolano, Italy specific for this project.

While The Residences at 1428 Brickell is a preconstruction project, a full-scale model has been built out at the nearby sales gallery and is available so that prospective owners can feel the ambiance of the space as the tower begins construction. We expect the existing office building to be removed from the site by the end of Summer 2023, with groundbreaking of the new project in late October or early November of 2023. The residences will be ready for move-in starting the end of 2026.

Prices range from $2.4 million for a two-bedroom plus den, to four-bedrooms plus den starting at $5.5 million. Penthouse details are released upon request.
