After enjoying a resounding success in the launch of Lofty Brickell, a luxury condo development that allows AirBnb investments, Harvey Hernandez’s Newgard Development Group is introducing a second tower dubbed One Brickell Riverfront.

For years, out of towners and investors have called for luxurious condo units that can be used at their leisure, but used as vacation rentals when they are away. As most of the condo towers in the Brickell area do not allow short-term rentals (much less nightly rentals), these investors were out of luck.

This is no longer the case. Lofty launched at 99 SW 7th Street broke ground in January of this year and is currently 92% sold-out with calls still coming in, which brings us to One Brickell Riverfront. The second tower will stand 530 feet just to the south of Lofty and its 540 feet. Both towers will enjoy beautiful skyline views and either river or bay views.

Each tower also offers 392 residences, ranging from 446-square foot studios up to 986-square foot two-bedroom layouts that are available to be used by the owner full-time, or rented for terms as short as by-the-night.

One Brickell Riverfront’s Location

While the Lofty tower will occupy the waterfront space of the development, the One Brickell Riverfront tower will enjoy the more easily accessible street side. Both towers will enjoy water and city views and they will share amenities, so residents of both towers will enjoy the waterfront.

On the street side, the project is designed to activate a section of Brickell that has long been neglected. It is just a block from Brickell City Center and borders the new Underline Park’s Brickell Backyard section.

Along the Miami River, the baywalk will be extended in order for the public to better access The Underline Park as well as the restaurants that will occupy the ground level of Lofty and One Brickell Riverfront.

Attorney Brian A. Dombrowski, who represents the developer told the City of Miami, “This Project will activate the pedestrian realm while providing additional residential, office, and commercial options in the neighborhood… the proposed Project will line the sidewalks with trees, providing shade and a greater pedestrian experience.”

While not much is known at this point regarding the specifics of the residences, we do expect them to be quite similar to those of Lofty. Prices have not yet been released.
